Active Under Contract– New to our area, this is a status when a property is under contract, but the seller has agreed to allowing showings to continue and other buyers to make offers in a back-up position.

In Escrow– Meaning once you have a purchase and sale contract ratified, you begin the process of having title work done, underwriting, and are waiting to have final details of your settlement be arranged by lender, title, and real estate attorney.

Market Tips– Be prepared for your property to have a higher DOM when listing in the next three months. This is based on the 1.5 month inventory Frederick County has currently, versus the average under a month inventory from last summer in the same area. Make sure to interview the skills of your agent and their communication skills. Last thing you want is your agent to leave you in the dark within a few weeks into selling.
